  • Moisture/Leaking No matter the type of roof you have, if it leaks, you have problems that can be costly. Due to age, weather, poor installation or improper maintenance, a roof generally has a long life and requires little from you. However, if you find signs of leaks in your ceiling, or moisture on the wooden underlayment of your roof, which can be seen from your attic on houses with raised roofs, then your roof needs professional attention and may need to be replaced.
  • Faulty Installation – An improperly installed roof will increase the likelihood of problems and will reduce your roof systems useful life. This is true for structures with a built-up-roof (BUR) or membrane roof that is almost flat, or a beautifully designed roof with high-quality architectural shingles, metal or tile covering it. If the underlayment that forms a barrier between the roofing material and the roof decking system, or the flashing is improperly installed your roof may fail, long before it should. Even the best of roofs will fail over time and a complete roof renovation is the best choice to make when repairs no longer hold the onslaught of the weather at bay.

This is so for flat roofs with BUR, membrane roofs or conventional pitched roofs.
  • Cracked Shingles – Cracked and curling shingles, bald shingles with missing granules, or a roof over the age of 20, likely needs a roof replacing. Of course, you may want a new roof just for the sake of appearance.
  • Natural Disaster/Weather – Instances of foul weather with high winds, hurricanes, tornadoes, ice, and snow storms can wreak havoc with the best of roofs. In these situations, you may need a complete roof renovation due to a natural disaster or weather related incident.
